We’re putting our house on the market and have a friendly ghost who visits occasionally. Do we have to disclose that? Won’t buyers think we’re crazy, or worse, not want to purchase the house?

In California, you're generally required to disclose anything that might affect a home’s value or desirability. I always advise my clients, “When in doubt, DISCLOSE!” It’s a good idea to chat with your real estate agent or a legal expert. They'll advise you on what you should disclose and the best way to word the disclosure to explain what you know.
A few years ago, a broker I know shared a cautionary story (not sure it’s true or is folklore). A family disclosed that they had a “friendly ghost” and the buyers decided they weren’t concerned. A few months later, they called the sellers and told them the ghost was not friendly at all and they wanted OUT of the house! It’s best to state what you know in a factual manner and leave any subjective descriptions out of the disclosure.
When buyers come to tour your home, your agent should emphasize its positive features like location, views, upgrades and remodels. If the ghost comes up, you can mention it as a quirky part of the home’s charm. Some people might find it intriguing appreciate your unique slice of coastal living.
